So you want the labels from an individual subject to be converted to mni305 space? Try this instead
mri_label2label --srcsubject sub1 --trgsubject fsaverage --srclabel $SUBJECTS_DIR/sub1/labels/lh.precentral.label --regmethod surface --o $SUBJECTS_DIR/sub1/labels/lh.precentral.mni305.label
